SCOPE OF SERVICE

What HHC does, and for whom.

Two disciplines, one allegiance. Everything below is performed on the owner's side, and only the owner's side.

SHEET 01  ·  THE WORK
01.10
Client-Side Oversight & Quality Control
Presence at meetings, site visits, and video conferences. Quality verification against your specifications and the architect's design intent. Progress, sequencing, and trade coordination watched continuously, with issues and inflection points brought to you framed for decision.
01.20
Contractor Search, Vetting & Proposal Acquisition
Independent search and vetting of contractors and trades on your behalf — license verification, review-history analysis for patterns, service-area fit, and standing with recognized registries — and soliciting and organizing competitive proposals so you choose from a qualified field. No referral fees and no contractor affiliations.
01.30
Design-Intent Enforcement
Ensuring the trades build to the drawings and specifications you approved rather than the easiest path. Substitutions are caught and reviewed before they become permanent.
01.40
Decision Tracking & Reporting
Open questions, selections, and deadlines kept in one place. Decisions, approvals, and change-order requests documented in writing, with regular plain reporting across the whole team.
01.50
Change-Order Liaison
Conveying your instructions and change requests to the contractor and keeping the paper trail, as a liaison and advisor. Pricing and commitments always remain yours to approve.
SHEET 02  ·  ENGAGEMENT

HHC engages on a retainer basis that secures availability and priority, with time billed hourly against it. The retainer reserves the principal's capacity for your project; work performed is applied against it. Engagement details on inquiry.

Scope is set to the project. A whole-house renovation and a single-trade problem are not the same engagement, and are not treated as if they were.

ENGAGEMENT · STRUCTURE

Retainer secures availability and priority. Time billed hourly against it, in detailed statements. Contractor vetting scoped per trade. Details provided on inquiry.

SHEET 03  ·  WHAT STAYS WITH YOUR TEAM
To keep the roles clear: HHC is not a general contractor, architect, engineer, or home inspector, and does not direct the means and methods of construction. Design, engineering, code compliance, permitting, and the construction itself remain with your licensed professionals and the contractor. HHC represents your interests across them, and refers you to qualified specialists where a project calls for them.
